Why NW Louisiana Sealcoat Cycles Are Shorter

The published sealcoat guidance from the National Pavement Contractors Association assumes national average conditions. Louisiana isn’t national average. Between 95°F summer surface temps that accelerate binder-oil evaporation and the intense-downpour rainfall profile that washes surfactants off unsealed surfaces, the Shreveport sealcoat cycle needs to be tighter than what the industry-average tables say.

Our recommended cadence: first sealcoat 12 months post-install (once plant oils have flashed off), then every 3 years for residential driveways, every 2 years for commercial lots with heavy vehicle traffic. Skip the cycle and you can visibly see the binder oxidation: dark black turns to gray, then to that faded-tan color where the aggregate is fully exposed. Once you’re at faded-tan you’re past the sealcoat window and into overlay territory.

Coal-Tar vs Asphalt Emulsion

The industry uses both. Coal-tar sealers are more resistant to petroleum spillage (fuel drips, oil leaks) and give a deeper black color, but face environmental restrictions in some jurisdictions. Asphalt-emulsion sealers are more environmentally accepted and perform well on residential driveways with minimal fuel exposure.

For commercial lots at fuel stations, truck stops, and auto-service facilities where petroleum contact is routine, coal-tar earns its keep. Both applied by squeegee coat (residential) or spray coat (commercial), 24-hour dry-to-touch, 48-hour drive-on.

First-Week Handling and Common Mistakes

New sealcoat needs 24 hours before foot traffic, 48 hours before vehicle traffic, and 7 days before power-steering turns from a stopped position. The single most common mistake is parking on a hot day within the first week — a hot tire will lift the sealcoat and leave the impression of the tread. Contractors block off the surface and post signage on commercial jobs; residentially you get a phone call the day of and paper barricades left overnight.
